5 key construction phases when building a home
Permitting & Site Preparation- The city has to approve the lot and the plan before anything can happen. This process can take 2 weeks to 3 months depending on how backed up they are. City does not move fast. Site preparation is a multistep construction process that involves prep work before construction begins on a site. Foundation- This is when you will be introduced to your Construction Manager, the homesite is prepared, foundation forms are set, in-slab plumbing is installed, and the concrete is poured
Frame & Mechanicals- The framing phase of building a home is when the walls are framed, and the home starts to take shape. During this phase, you can begin to see the different rooms and plan for outdoor areas. Other tasks that are typically completed during the framing phase include: Installing windows and exterior doors and Installing trim
Drywall/Millwork/Paint- The drywall phase is Finished Surfaces (tile, counters, flooring)After the drywall has been hung on the walls, it will be taped (to cover the seams) and bedded (to make it smooth). In some areas the drywall will have texture applied on the walls and ceilings. Things move fast at this point as cabinets, counters, shelving, light fixtures and other hardware start to come in.
Paving & Landscaping- Paving and landscaping can happen near the end of the home building process, after exterior finishes and flooring are installed. You are ready to close and move in!
